SERVICES:

Silver Plan- One time lease up - 70% of first months rent 

GBR Property Management understands the burden it can be to worry with home leases. Our goal is to make your life a little easier. With the Silver Plan we will conduct the following-

  • Review and list the home  
  • Screen possible Tenants
  • Schedule showings
  • Take applications
  • Provide signed lease                       
  • Collect deposit and first month’s rent
  • This is a one time service. The service fee for this option is 70% of the collected rent amount.



 

Gold Plan - lease up with continued management 

This option is for our more passive investors who like to be on the back end of things while still being connected. This is a great service for those who have very busy schedules or may not want to worry with all the stress that comes with managing rental property. This option is 10% of the total amount of rent (collected) for the month . With the Gold Plan our services provided to you are the following: 

  • Review and list the home  
  • Screen possible tenants 
  • Schedule showings
  • Take applications
  • Provide signed lease                       
  • Collect payments 
  • Make deposits
  • Conduct inspections (see pricing)
  • Manage maintenance and repairs 
  • Pet maintenance
  • Communicate with tenants on behalf of owner
  • Provide monthly statement




 

INSPECTIONS $100.00

  • Quarterly inspections 
  • Red flag inspections

Inspections will be conducted any time a tenant moves out/ in. This will determine the conditions the home was left in and the condition of the home prior to the Tenant moving in. Inspections will also be conducted every Three months to be sure Tenants are keeping the home In good condition. A red flag inspection may be done in the event there is any suspicion that the home may be being altered or abused in a manner that isn’t desired. 



 

FEES:

-Silver Plan:

  • One time lease up fee 70% of rent collected.

-Gold Plan:

  • 70 % of the first months rent- 1 charge per year per house 
  • 10% of the total amount of rent collected for the month. 
  • All inspections are $100.00 
  • Eviction fee $375.00 in town $500.00 out of town. This will cover Eviction costs and clean out of home. 









 

PETS: 

  • A pet fee will be charged to the tenant by Greater Baton Rouge Property Management. In the event the home is damaged or altered in any way, GBRPM will be responsible for all repairs.







 

Management Agreement: 

As a growing business with needs of our own that have to be fulfilled, we require all our customers to sign a 6 month management agreement. This management agreement will secure services for both parties in the event of an unforeseen circumstance. If the contract must be broken for any reason a fee will be charged. The fee will total 10% of the average of the last 3 months rent collected. 

 

Referrals:

As we expand, our desire is to give back to our clients who help us grow our business. For every referral that signs a six month management agreement we will give a $50.00 E gift card.
